Given the defeat of Ordinance 439 and its focus on creating density in our 1.3 square mile town, and the petitions signed by homeowners to reject duplexes, triplexes, or re-zoning of existing family residential areas to Residential Multiple by SLU or any Planned Development in our residential neighborhoods I have a question. What about this leads you to believe it is acceptable for you to allow for Planned Developments in our Residential neighborhoods?
Mr. Mulder told me to refer to Article 10 of the proposed zoning code when I asked about cluster housing, co-living residences, etc. in our residential neighborhoods. I compared it to the current 2005 requirements for planned development. In the 2005 code under General Provisions it reads:
(a) Minimum site shall be ten (10)
acres.
( c) Average residential density shall
not exceed one (1) dwelling unit per acre.
In the proposed code 2025 on page 100:
B.No increase in density of use of a site is permitted.
C. The land is zoned at a density equivalent to 2 or fewer dwelling units per acre or, if the land is served by a public sewer system, 3 or fewer dwelling units per acre.
G. Cluster zoning approval is limited to single-family, duplex and multiplex buildings.
I did not see a Minimum site requirement in the proposed code. How is this NOT creating density?
